Discovery Appointment

Our first conversation will include you sharing the vision for your new home, details of your block of land and your objectives & priorities for your new home project.

Site Assessment

We’ll assess your land documents to identify any constraints early, helping you avoid surprises later. Our expert advice will show you how to make the most of your block of land.

Initial Price Estimate

We’ll present an Initial Price Estimate outlining itemised site-specific costs along with the build price for your preferred custom-designed home.

Custom Design Consultation

The custom design process starts with a Design Consultation that explores your lifestyle, preferences, and budget. From there, our team will develop a tailored design that suits your family and your block perfectly.

Concept Design Delivery

Within 7–10 days, your concept design will be ready for initial review, with the opportunity to refine it into a home that’s truly your own.

Detailed Pricing Review

With our commitment to transparent and reliable pricing, we’ll update your estimate based on your custom design and any upgrades you’re considering—giving you a clear picture of the total cost and helping you avoid budget surprises.

Tender Process

Once you're happy with the design and pricing, we’ll move into the Tender Process—preparing architectural plans, a survey report, soil report, and a detailed Tender document outlining exactly what's included in your project.

Tender Acceptance

We’ll walk you through the plans, reports, and Tender document in detail—answering any questions and addressing any concerns to ensure you’re fully informed before moving forward.

Plan Refinement

We’ll review your architectural plans in detail, exploring refinements to elements like your façade, window placements, and other design features to ensure every detail aligns with your vision.

Approval Documentation

Once your plans are finalised, we’ll coordinate all required documentation and approvals for your Building Permit—including Engineering, BASIX, Sydney Water, and any other necessary consultant reports.

Selections

While your Approvals are underway, we’ll begin the Selections process - covering everything from external & internal finishes to electrical & security requirements.

Fixed Price Building Contract

To give you complete pricing certainty, we’ll provide a fixed-price HIA Building Contract outlining all inclusions and project details.

Site Start Preparation

Once your approvals, selections, and contract are in place, we’ll prepare your site for construction—coordinating final checks, site setup, and all pre-construction requirements to ensure a smooth start on site.

Site Start

With everything in place, building begins! Our Construction Team will manage the build and keep you updated as your new home starts to take shape.

Slab

The foundation of your home is poured - including formwork, steel reinforcement, in-slab plumbing and your concrete slab.

Frame

Your home starts to take shape as the wall frames and roof trusses are installed—giving you the first real glimpse of its scale and layout.

Externals

Next, the external shell of your home is completed - including brickwork, roofing, and lightweight cladding - allowing you to enjoy the the full shape and style of your home for the first time.

Gyprock

With the walls lined in plasterboard, the interior of your home takes shape—shifting the space from a building site to something that truly feels like home.

Internal Fit Out

This is the stage where everything starts to come together—joinery, stone, tiling, paint, and internal hardware are all installed, bringing your home’s interior to life.

Practical Completion

At Practical Completion, your home is nearly ready. We’ll carry out a detailed quality check and walk you through the final product to ensure everything meets our standards—and yours.

Handover

It’s time to welcome you home. At handover, you’ll receive the keys to your new custom-built home, along with all documentation and warranties—ready to start the next chapter.

90 Day Maintenance

After you’ve settled in, we’ll check in at the 90-day mark to address any minor issues that may have arisen—ensuring your home continues to perform as it should.
